Acceptance of Terms
These Terms of Use ("Terms") constitute a legally binding agreement between you ("User," "you") and Credit.Estate ("we," "us," "our") governing your access to and use of the website located at credit.estate and all related tools, calculators, guides, and content (collectively, the "Service").
By accessing or using the Service in any manner — including visiting the website, using any calculator, or reading any guide — you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference.
If you are using the Service on behalf of an organization, you represent that you have authority to bind that organization to these Terms.
Description of Services
Credit.Estate provides free, browser-based financial calculation and educational tools for individuals researching mortgage and housing costs in Canada and the United States. Our current tools include:
- Mortgage Calculator — estimates monthly payments, total interest, and affordability ratios based on user-supplied inputs
- Amortization Schedule Generator — produces full payment schedules with principal/interest breakdowns, charts, and CSV export
- CMHC Insurance Guide and Calculator — explains Canadian mortgage default insurance and estimates applicable premiums
- Educational content — articles, guides, and glossaries related to Canadian and American mortgage finance
We reserve the right to add, modify, or discontinue any tool or feature at any time without prior notice.

Important disclaimer: Credit.Estate is an informational and estimation tool only. Nothing on this website constitutes financial advice, mortgage advice, legal advice, tax advice, or any other form of professional advice.
The calculations, estimates, and information provided by Credit.Estate are for general informational and educational purposes only. They are not tailored to your individual financial situation, goals, risk tolerance, or jurisdiction-specific circumstances.
Before making any financial decision — including applying for a mortgage, purchasing property, or determining your affordability — you should:

Accuracy of Calculations and Information
We make reasonable efforts to ensure our calculators use standard, widely accepted formulas (such as the standard amortization formula) and to keep our educational content current with applicable regulations (such as CMHC rules, federal mortgage policies, and stress-test thresholds).
However, we make no warranty or representation that:
- Any calculation result is error-free, complete, or current
- Results reflect the exact rates, terms, or products offered by any lender
- Our content reflects the most recent changes to Canadian or American mortgage law or policy
- The Service will be available at all times or free from technical errors
Actual mortgage payments, insurance premiums, and total costs will vary based on your lender's policies, your credit profile, applicable fees, compounding frequency, and other factors not captured by our tools. Always confirm figures with your lender.
Permitted Use
Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for your personal, non-commercial informational purposes.
You may:
- Use all calculators and tools freely without creating an account
- Share links to our website pages
- Download and save amortization schedule CSV exports for personal use
- Print or save calculator results for personal reference
- Reference or cite our educational content with attribution to Credit.Estate
Prohibited Conduct
You agree not to use the Service in any manner that:
- Violates any applicable federal, provincial, state, or local law or regulation
- Involves scraping, crawling, or automated data extraction beyond standard search engine indexing
- Attempts to reverse-engineer, decompile, or extract source code from the Service
- Interferes with or disrupts the integrity or performance of the Service or its servers
- Attempts to gain unauthorized access to any part of the Service or its infrastructure
- Reproduces, republishes, distributes, or commercially exploits our content without prior written permission
- Frames or mirrors the Service on any other website without our consent
- Uses our tools to provide paid financial advisory services to third parties without disclosing the tool's limitations
- Impersonates Credit.Estate, our team members, or any other person or entity
We reserve the right to terminate your access to the Service immediately, without notice, for any violation of these Terms.
Intellectual Property
All content on Credit.Estate — including but not limited to text, graphics, logos, UI design, source code, calculators, guides, and educational materials — is owned by or licensed to Credit.Estate and is protected by applicable copyright, trademark, and intellectual property laws.
The Credit.Estate name, logo, and brand are proprietary. You may not use them without our express written permission.
Standard mathematical formulas (such as the amortization formula), CMHC premium rate tables as published by CMHC, and factual regulatory information are not proprietary to us. Our original expression, organization, and presentation of that information is protected.
Nothing in these Terms grants you any ownership interest in our intellectual property.
Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.
To the fullest extent permitted by applicable law, we disclaim all warranties, including but not limited to:
- Implied warranties of merchantability, fitness for a particular purpose, and non-infringement
- Warranties that the Service will meet your requirements or be available on an uninterrupted, secure, or error-free basis
- Warranties regarding the accuracy, completeness, timeliness, or reliability of any content or calculation results
Some jurisdictions do not allow the exclusion of certain warranties. In such jurisdictions, our liability is limited to the minimum extent permitted by law.
Limitation of Liability
To the maximum extent permitted by applicable law, Credit.Estate and its owners, operators, and contributors shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of (or inability to use) the Service, including but not limited to damages for financial loss, loss of data, or loss of goodwill.
Our total cumulative liability to you for any claims arising from these Terms or your use of the Service shall not exceed CAD $100 (one hundred Canadian dollars).
These limitations apply regardless of the form of action (contract, tort, negligence, strict liability, or otherwise) and even if we have been advised of the possibility of such damages.
Because Credit.Estate provides free tools for informational purposes only, and you are directed to consult licensed professionals before making financial decisions, these limitations are a fundamental and reasonable element of the basis of the bargain between you and Credit.Estate.
Indemnification
You agree to indemnify, defend, and hold harmless Credit.Estate and its owners, operators, employees, and agents from and against any and all claims, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or related to:
- Your use of the Service in violation of these Terms
- Your violation of any applicable law or regulation
- Your violation of any third-party rights
- Any financial decision you make based on information from the Service without consulting a licensed professional

The Service may contain links to third-party websites, resources, or services (such as CMHC.ca, government websites, or financial institution pages). These links are provided for your convenience only.
We do not control, endorse, or assume responsibility for any third-party content, products, or services. Your use of any third-party website is governed by that website's terms and privacy policy. We encourage you to review those documents before relying on any third-party content.
Governing Law & Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles.
Any dispute arising out of or relating to these Terms or your use of the Service shall be resolved through good-faith negotiation between the parties. If negotiation fails, disputes shall be subject to the exclusive jurisdiction of the courts of the Province of Ontario.
If you are a consumer in a jurisdiction with mandatory consumer protection laws that provide greater rights than these Terms, those mandatory protections are not waived by these Terms.
Changes to These Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Last Revised" date at the top of this page.
Your continued use of the Service after any changes to these Terms constitutes your acceptance of the revised Terms. If you do not agree to the updated Terms, you must discontinue use of the Service.
We will not apply changes retroactively in a manner that prejudices rights you exercised in good faith under prior versions of these Terms.
